The Cheap Housing Guideline for Seoul Korea

Hi, this is Ho. I am running a Goshiwon at Hongdae Seoul Korea. There are many various questions about the different cheap housing types. Therefore, I would like to introduce all of the cheap accommodation types and pros and cons.

Seoul is one of the recommended cities for people to seek digital nomads because of security, transportation, food, and entertainment. Living cost in Seoul Korea is relatively high compared to other cities. The major portion of living cost is rent. Finding a fair priced room would be very challenging and the key to success the life in Seoul.

Housing Seoul Korea

Now, we will review thru the cheap housing types in Seoul one by one. The four types of cheap housing will be reviewed such as Goshiwon, Hasukjib, Sharehouse, and One-room.

Goshiwon

What is Goshiwon?

Goshiwon is originally designed to be an accommodation for someone who prepares the important exam for their life. Therefore, it is very important to understand that living in Goshiwon is required to be quiet all the time just like a library. I have written one of those in my blog about what Goshiwon is. What is Goshiwon?

The Rent of Goshiwon is the cheapest among all of the housing Seoul Korea. Goshiown is located in a commercial area near public transportation. The price and location give good satisfaction among all but you may have trouble to adapt living if you choose a poorly managed Goshiwon. If you are female, it is highly recommended to find the Goshiwon for ladies only. The minimum contract period is 1 month.

What are the Pros and Cons living in Goshiwon?

Pros

1. It is super cheap. The prices range mostly between 220USD and 500USD on average. All utilities are included in the rent. There is no extra fee or deposit.

2. All rooms are private. You do not share the room with other people.

3. Mostly closed to public transportation for example subways and bus stops. Seoul is one of the top city where public transportation is really good to access pretty much any place.

4. There are some free meals provided. Most Goshiwon provides free meals such as steamed rice, Kimchi, Ramen (Instant noodles) There are few Goshiwon provides more side dishes.

Cons

1. It is super cheap. There are some drawbacks because of this. The size of the room is mostly under 2×2 meters. Therefore, it is not recommended for a person who does not like small space. It is also not recommended who has many personal items. There are many people need to share the public facilities which gives inconvenience.

2. Mostly in Goshiwon There is no elevator provided in the building. Therefore, if you aren’t comfortable with stairs, then it would not be a good place to live in Goshiwon.

3. There may be a lack of security facility in some poorly managed goshiwon. It is pretty important to check if the fire safety facilities are well equipped before you sign up a contract.

4. Heating and Cooling are not private mostly.

Hasukjib

What is Hasukjib?

Hasukjib Meal

Hasukjib is also designed to be accommodation for the students near University. The Hasukjib is mostly located in the residential area. The house or vila is usually remodeled for Hasukjib. The owner lives together mostly and provide a meal at least once a day. Therefore the rent is a little bit expensive than Goshiwon. The minimum contract period is 1 to 3 months.

What are the Pros and Cons living in Hasukjib?

Pros

1. It is cheap. The prices range mostly between 350USD and 550USD on average.

2. Mostly located in the residential area. Therefore it is quiet.

3. The free meal is served by the owner at least once a day. This is the main advantage.

Cons

1. It is cheap. There are some drawbacks because of this. The size of the room is mostly under 2×2 meters. Therefore, it is not recommended for a person who does not like small space and has many personal items all the time.

2. You need to share the room with others if you seek for the rent between 350USD and 400USD. This gives a lack of privacy and a lot of stress.

3. If you go out for the meal all the time, then it is a wasting of money to pay for the meal service. You can ask them you can get a discount if you omit the meal service.

4. Living with the owner together? it may not be comfortable sometimes if you need more privacy.

5. All utilities are NOT included in the rent. There is a deposit (one month of rental)

Sharehouse

What is Sharehouse?

Sharehouse

Sharehouse is designed to be an accommodation for the people who have a similar interest. The Sharehouse is mostly located in the residential area. The house or villa or apartment are remodeled for Sharehouse. The owner does not lives together mostly. The interior is modern compared to Goshiwon and Hasukjib. Therefore the rent is a little bit expensive than Goshiwon and Hasukjib. The minimum contract period is 1 to 3 months. The rent is a fair price. The prices range mostly between 330USD and 550USD on average.

What are the Pros and Cons living in Sharehouse?

Pros

1. You can make a friend if you enjoy talking with others.

2. Mostly located in the residential area. Therefore it is quiet.

3. The interior and facilities are well provided.

Cons

1. It is a fair price but still, the size of the room is mostly under 2×2 meters. Therefore, it is not recommended for a person who does not like small space. It is also not recommended who has many personal items. It is required to share the public facilities which give inconvenience.

2. The utilities are NOT included in the rent. The 50,000KRW extra or 1/n of utility fees are required to pay every month. There is a deposit required (usually one ~ two months of rental)

3. You need to share the room with others.

If you seek the rent between 330USD and 400USD, then you need to share the room with others. You may end up with a bunk bed with no privacy.

4. No food provide mostly if they are located in Seoul.

One Room

What is Oner Room?

One Room

One Room is like a studio and most expensive among all of housing Seoul Korea. One Room is located in a residential area. The house or villa or apartment is remodeled for One Room. The owner do not live together. The air conditioner, laundry, private bathroom and shower, toilet are all provided and all private. The minimum contract period is 1 year.

What are the Pros and Cons living in One Room

Pros

1. The size of the room is spacious compared to other previous housing types. One room gives perfect privacy.

2. Mostly located in a residential area. Therefore it is quiet.

3. The interior and facilities are well provided and fairly new.

Cons

1. The rent fee is high. The prices range mostly between 550USD and 750USD on average.

2. The utilities are NOT included in the rent. Extra 500,000KRW to 700,000KRW may cost for the utility. There is a deposit required (usually 12 months of rental)

3. You may end up with the basement or rooftop if you seek for the rent around 550USD.
